Where to Stay on Martha's Vineyard: Hotels, Inns and Rentals (2026)

Where to Stay on Martha's Vineyard: Hotels, Inns and Rentals (2026)

Where to stay on Martha's Vineyard in 2026. From $40 hostel bunks to $1,000 luxury inns, plus vacation rentals and camping across all six towns.

Martha's Vineyard ranked as the second most expensive summer destination in the US in a CheapHotels.org survey of August 2025, with the cheapest double room at well-rated hotels averaging $532 a night. Even so, the six towns have lodging at every price, from hostel bunks to $1,000-a-night whaling captain suites. Chain hotels are rare here: the Edgar Hotel in Edgartown is part of Choice Hotels' Ascend Collection, and most of the rest are independent hotels, inns and B&Bs, plus thousands of vacation rentals. For peak summer, the thing that matters most is booking by February or March.

Choosing a town

  • Oak Bluffs: Widest price range, liveliest nightlife, best for first-timers and families
  • Edgartown: Luxury, whaling captain mansions, fine dining. Best for couples
  • Vineyard Haven: Year-round ferry, most practical base, walkable from terminal
  • Up-island (West Tisbury, Chilmark, Aquinnah): Farmland, sunsets, solitude. You'll need a car

Up-island, the family-run JADE House B&B in West Tisbury is one of the few home-stays. Still picking your month first? The month picker compares all twelve on price and weather. Honeymooners have their own short list in our honeymoon guide.

Oak Bluffs hotels

Most Oak Bluffs hotels are a short walk from the summer ferry pier, Circuit Avenue and the town beaches along Seaview Avenue, so a car is optional here. Circuit Avenue is the busiest street on the island on a summer night, which suits some trips more than others; the inns on the side streets around Ocean Park and the Campground are the quieter choice.

Beyond the hotels, a number of the Campground cottages and the houses along Lake Avenue rent rooms in season. You find them by walking: a Vacancy sign on a porch, or a Book Your Stay sign with a QR code by the sidewalk.

Some cottages take guests. This one puts a Book Your Stay sign with a QR code out by the sidewalk, August rates from $350, and under it an old photograph of a cottage of the same kind jacked up on timber cribbing.

The quietest lodging in Oak Bluffs is inside the Campground itself. The Martha’s Vineyard Camp Meeting Association rents four small apartments by the week, Saturday to Saturday, from June through mid-September: three one-bedroom units at $1,750 to $2,100 a week (two in the Tabernacle House at 31 Siloam Avenue, one at 4 Montgomery Square) and a four-bedroom, two-bath unit at $3,500 to $4,025. Booking for the 2027 season opened on October 1, 2026, first come first served, through the request form at mvcma.org/tabhouse. Staying there, you wake up among the cottages.

AQUINNAH Duck Inn

Named lodging out here is nearly nonexistent. The Duck Inn (10 Duck Pond Way) is the one to know: a five-bedroom, 200-year-old farmhouse on 5.5 acres with ocean views. Everything else is a vacation rental.

CORRECTION Outermost Inn: dine, don't book

The Outermost is a restaurant, not an overnight inn. Its own site says the bed-and-breakfast side stopped in 2018 and the rooms now house staff, no matter what old travel listings claim.

Vacation rentals

The established island agencies: Tea Lane Associates (300+ properties, the up-island specialist, many with two-week minimums), MV Vacation Rentals (300+, on Beach Road in VH since 1985), Sandpiper Rentals (Edgartown), Ocean Park Realty (Oak Bluffs) and Point B for the luxury end. Also VRBO and Airbnb.

Peak weekly rates: Studio $1,500–5,000, 2BR $3,000–15,000, 3BR $4,000–25,000, 4BR+ $6,000–70,000+. Cleaning fees $650–1,000 typical, and the 11.7% rooms tax applies to cleaning fees too. One-week minimums in Jul/Aug, and some up-island agencies run two-week minimums. February is the time to book. No-fee platforms: WeNeedaVacation.com and MarthasVineyardRentals.org. Staying between November and April

Fewer places open their doors in winter, but there’s still a choice. The Mansion House in Vineyard Haven is open all year, with winter rates from $179 a night on its own rate card, and the Vineyard Harbor Motel on Beach Road also stays open year-round. In Edgartown, the Ashley Inn lists $205 to $250 a night from October 31 to December 15; its January to April 2026 rate was $195 to $225. For a longer stay, monthly winter rentals run about $1,800 to $6,500.

It’s worth checking that a restaurant or two near your room will be open before you book, since many close for the winter. Our off-season guide lists what stays open, and the year-round list goes town by town.

Booking tips

  • Booking direct usually gets the best rates and the most flexibility; marthasvineyardlodging.org is a good place to start
  • Taxes come on top of quoted rates: Massachusetts room occupancy tax plus local options runs about 11.7% in all six island towns, so a $500 room bills closer to $560
  • Cancellation policies vary by rate and dates and can be strict, so it pays to read the policy before you book, and travel insurance is worth a look
  • B&Bs include breakfast; hotels almost never do
  • In September the water is still warm, most businesses are open and rates usually come down from the August peak
  • From the ferry it's 2 minutes on foot to the Mansion House in VH, 5 minutes to the Surfside or Summercamp in OB, and a 15 min bus ride to Edgartown

What's new for 2026

MV Family Campground changed hands in spring 2026 (acquired by a national resort company). Harbor View launched its Hospitality With Heart initiative in August, adding a voluntary one percent community fee that funds the Martha's Vineyard Community Fund. Ocean View Hotel (26 rooms, East Chop OB) was approved in a tight 8–7 MVC vote but remains a construction project, not a bookable hotel. Faraway (formerly Kelley House) relaunched back in 2023, not this year.

A few stale listings are still around: old pages for Isabelle's Beach House (Oak Bluffs) still float around booking sites, but the property sold and now operates under new ownership as Inkwell Beach House; and the Outermost Inn in Aquinnah has not taken overnight guests since 2018 despite what big travel directories say. The Inn at Blueberry Hill (Chilmark) has been permanently closed since 2009.

Frequently Asked Questions

When should I book a summer room?

By February or March for peak summer. In a CheapHotels.org survey of August 2025, Martha’s Vineyard ranked as the second most expensive summer destination in the country, with the cheapest double rooms averaging $532 a night, and the best rooms go first.

Which town should I stay in?

Oak Bluffs for the widest price range, the nightlife and first-time visitors and families; Edgartown for luxury, whaling-captain mansions and couples; Vineyard Haven for the year-round ferry and the most practical base; up-island for farmland, sunsets and solitude, with a car.

Are there chain hotels?

Very few. The Edgar Hotel in Edgartown is part of Choice Hotels’ Ascend Collection; most other places to stay are independent hotels, inns and B&Bs, plus thousands of vacation rentals.

What is the cheapest bed on the island?

In season, a hostel bunk at the HI hostel in West Tisbury (closed for 2026; 2027 bookings open in November), then the campground (May 20 to October 1 in 2026) and a handful of motels and kitchen-suite properties in the shoulder season. Our budget guide works the numbers.

Where can I stay in the winter?

Vineyard Haven is the easiest base, since its ferry runs every day of the year. The Mansion House there is open all year with winter rates from $179, and the Vineyard Harbor Motel on Beach Road also stays open. In Edgartown, the Ashley Inn lists $205 to $250 a night from October 31 to December 15; its January to April 2026 rate was $195 to $225.

Can I stay among the gingerbread cottages?

Yes. The Pequot Hotel sits among them with breakfast included, and in season some Campground cottages and Lake Avenue houses rent rooms: look for a Vacancy sign on a porch.

Island tip of the day Timing No. 58 of 79 New tip at midnight, island time

Oak Bluffs restaurants are packed 6–8 PM. Eat at 5 PM or after 8:30 PM: same food, half the wait, easier parking.
